Villa Maniola - Description

Villa Maniola was completed in May 2004. It has been built to an exceptionally high standard, having marble flooring in all living rooms and bedrooms and ceramic floor tiles in the bathrooms and shower rooms. The bedrooms and lounge have remote control air conditioning units which can be switched to provide heating during the winter months. The villa has cavity wall insulation, double glazing and shutters to most windows to ensure that it remains cool in summer and warm in winter. The electrics are to UK specifications with standard UK 3 pin power sockets throughout, (220V/AC).

Villa Maniola is named after the Cyprus Meadow Brown butterfly (Maniola Cypricola)

Ground Floor

Large downstairs hall with doors leading to kitchen /  dining area, large lounge, downstairs toilet, master double bedroom with ensuite shower room.

Lounge (7m x 5m) with feature central marble fireplace, two sets of sliding doors lead on to the sun terrace. Lounge furnished with two three seater sofas surrounding a large coffee table. TV, video and DVD. Stereo system with CD and cassette deck. Wall mounted air conditioning unit.

Bedroom 1 - master double bedroom (6m x 4m), built in wardrobes and ensuite shower room. Remote control air conditioning/heating. Door leading onto rear sun terrace.

Downstairs toilet off entrance hall.

The spacious kitchen (5m x 4m) is built around a central island housing a gas hob. The kitchen is equipped with built in oven, microwave, dish washer, large fridge/freezer, extensive cupboards and granite worktops. The kitchen leads into the dining area with a table and chairs capable of seating ten people. Sliding doors lead from the breakfast room onto the sun terrace. There is also a small utility room housing a washing machine and sink.

First Floor

A curved feature staircase leads from the downstairs hallway to the galleried landing. The first floor contains 4 bedrooms, 2 with ensuite shower rooms and the family bathroom. All three bedrooms overlooking the rear garden and swimming pool have views of the coastline and external doors leading to the central balcony.

Outside

The grounds extend to around 1/2 acre. The garden was first planted out in October 2004. It has, or will have when they are fully grown, flowering hedges to rear and side boundaries, bouganvilias along the front wall and around the villa and numerous small fruit trees, including Oranges, Lemons, Olives, Bananas, etc.

The villa is approached through a gated entrance in the stone wall at the front of the grounds. There is parking space for around 5 cars. At the rear of the villa there is a raised sun terrace with a seating area ideal for breakfast and lunch. The sun terrace overlooks the swimming pool and provides distant views of the coast. Steps lead down from the sun terrace to the large swimming pool terrace.

The swimming pool is unusually large for a private villa being (14m x 7m / 45ft x 23ft) and of overflow design, ie. water level is flush with level of terrace. The pool contains underwater lights and there are garden lights around the pool terrace. The villa is equipped with 10 sun loungers with cushions, 2 outdoor tables, plenty of chairs and 3 sun umbrellas.
